Our business model is your savings. Darth Properties has a fully virtual office and fully staffed service technician team. This gives us two huge advantages over other property management company's. 1st, thanks to advancement in technology we no longer have a need for a physical office building. This lack of overhead cost gets passed on to our clients and allows us to charge a lower management rate and helps eliminate fees our competitors charge. 2nd, Our service technicians are full time employees and not outside contractors. This increases response time adds value to your tenants along with helping to keep repair cost down. Some things like HVAC and sewer line drain clean outs still have to be sent to outside vendors but the vast majority of tenant issues are handled by our staff.
Leasing
This is done by marketing the property on the Charleston M.L.S. The property listing will also emailed directly to a group of real estate agents in a variety of different brokerages that we work with on a regular basis to help secure rentals for their clients be it commercial or residential. Also other online tools like Zillow, Truliea, and many more are utilized. We pay a commission to any licensed SC Agent that brings a tenant to the table. If the tenant is approved, this commission is paid with the funds from the leasing fee.

Leasing Fee
40% of one full month rent is due when a new tenant is acquired. E.g. The unit is rented for $1,000, Management company would withhold $400 from the 1st month rent collected. These funds are used to pay out agent commissions and cover cost of marketing and showings of the unit.
Maintenance
Darth Management operates a  maintenance phone line, as well as an online tenant portal where tenants can open work orders.
Each owner sets their limit for maintenance issues. Most property owners are in the range of $250-$500 limit, some zero; we have some at $10,000. Any repairs required that fall under the maintenance limit will be scheduled and billed to the owner's ledger. Any repair over this amount must receive owners approval before anything can be scheduled. The exception to this is if the property manager is acting within their fiduciary duties to protect the owners interest and property in an emergency situation.
Management
Darth Properties will be the point of contact for and handle issues that accrue with the rental of real property. Darth Properties will be an Agent to the Owner.
Management Fee
8% of monthly rent collected. If no funds are collected in any given month there is no fee. E.g tenant pays $1,000 in rent. Management company would withhold $80 from the owner's payment for that month.
Security Deposits
Security deposit: Tenant paid funds for the purpose of a security deposit will be held in a SC Trust Checking Account at the Bank of South Carolina.
